Simon Folley

Summary Open

Simon Folley qualified as a solicitor in 2001 and joined Watson Farley and Williams in 2011. He is a partner in the Real Estate Group in London. Simon advises on a broad range of real estate matters, with a particular focus on the property aspects of corporate and financing transactions, office moves, the acquisition and disposal of investment property, development projects and sale and leaseback transactions. He also has extensive experience of the acquisition, development and financing of both onshore and offshore wind farms and other renewable energy projects.

Experience Open

    • Advising two global corporations in relation to their relocation to and pre-let of 20 Fenchurch Street (the “Walkie Talkie” building), involving the pre-let of 75,000 sq ft and 120,000 sq ft respectively at this landmark building and subsequently advising on matters relating to the developer’s base build works, the completion of leases, tenant’s fitting out works and ongoing operational matters.
    • Advising an overseas government fund, in relation to the acquisition of a major hotel in central London.
    • Advising an overseas investor in connection with the acquisition, development and financing of substantial residential properties in central London.
    • Advising an international shipping company in relation to the exit from its existing leasehold premises and the acquisition of, and relocation to, a new headquarter premises in London.
    • Advising DONG Energy on property aspects relating to sale of offshore transmission (OFTO) assets for Barrow, Walney, West of Duddon Sands and Westermost Rough offshore wind farms (including surrender and re-grant of Crown Estate leases).
    • Advising DONG Energy on its sale of a 50% stake in the 258 MW Burbo Bank Extension UK offshore wind farm project to Danish pension provider PKA and KIRKBI A/S, parent company of the LEGO Group.
    • Advising Copenhagen Infrastructure Partners on its acquisition of a 25% stake in the Beatrice Wind Project in Outer Moray Firth in northern Scotland.
    • Advising Velocita Energy Developments on all property aspects of the acquisition of Maerdy Windfarm Limited, the developer of an eight turbine 24 MW onshore wind farm in South Wales, and on the subsequent project financing of the development and sale of the development company to Greencoat.
    • Advising PNE Wind AG on the real estate aspects of the sale of its entire UK wind farm project pipeline, including co-ordinating Scottish law property advice.
    • Advising P3P Partners LLP in securing the development of a 5MW solar farm in Arreton on the Isle of Wight, to be operated as a Community Infrastructure Project by P3P’s partner TriplePoint.
    • Advising Deutsche Bank on the project financing of a £70m 19 MW biomass-powered combined heat and power plant in Beckton, East London, together with ongoing advice post financial close.
    • Advising P3P Partners LLP on all real estate matters relating to the installation of CHP energy centres at two sites on the Isle of Wight for APS Salads, one of the UK’s leading tomato growers.
